Definition

Lightning is the electrical discharge between charged regions of cloud or between cloud and ground that occurs during thunderstorms. The insurance peril of lightning covers physical loss or damage caused by direct strike on insured property — including fire ignition, mechanical damage from explosive heating of moisture in building materials, and immediate burnout of electrical and electronic equipment — together with, subject to wording, secondary effects such as voltage transient surge propagating along power, signal and communications conductors from a nearby ground strike.

The peril is distinguished in standard wordings from the broader storm peril (which is wind-led) and from the explosion peril (which includes some lightning-induced explosions). Lightning damage to electrical and electronic equipment is the highest-frequency manifestation in commercial UK risks, often involving server hardware, building management systems, lift controls, point-of-sale equipment and refrigeration plant.

UK exposure and frequency

The Met Office State of the UK Climate report (Kendon et al, International Journal of Climatology, 2024) records continued lightning activity across the UK during the warm season, with notable thunderstorm episodes during the summers of 2018, 2022 and 2023. UK Climate Projections 2018 (UKCP18) project an increase in the frequency of intense convective storms by mid-century under all plausible emissions pathways, with corresponding upward trajectory in lightning activity, particularly across southern and eastern England.

The Met Office maintains the ATDnet (Arrival Time Difference network) lightning detection system, which provides high-resolution data used by insurers in claims investigation and by parametric product providers in trigger calibration. ABI quarterly weather claims data reports lightning as a recurring contributor to UK property claims, with the highest frequency in months of June, July and August. The 2022 heatwave summer saw a notable concentration of UK lightning ignition events, including multiple grass and roof fires across southern England.

Insurance coverage

UK household buildings and contents policies and commercial property all-risks (PAR) wordings cover lightning as a foundational named peril. Cover ordinarily extends to physical damage to the building, contents and stock arising from direct strike or fire ignited by lightning. Damage to electrical and electronic equipment caused by lightning-induced power surge is typically covered where the surge results from a strike within a stated radius of the insured property, but cover may be more restricted where the surge originates from a more distant strike or from grid disturbances downstream of generation.

Commercial wordings will typically include an electronic equipment or all-risks computer extension that addresses the broader spectrum of voltage transient damage, subject to a separate sum insured and excess. Specialist standalone engineering and electronic equipment policies are widely available, particularly for data centres, manufacturing facilities and broadcast operations. Equipment breakdown cover responds where a sudden and accidental electrical or mechanical breakdown is the proximate cause of loss, regardless of whether the originating event is a lightning strike or another cause.

Exclusions and limitations of relevance include: gradual deterioration of electrical components; damage caused by inadequate surge protection where the policy requires installation to recognised standards; consequential loss of data not separately reinstated by the insured (which may also engage Cyber insurance wordings); and damage to outdoor antennae, satellite dishes and broadcast equipment, which may be sub-limited.

UK regulatory and market context

The principal design standard for lightning protection of UK buildings is BS EN 62305 (Protection against lightning), which provides a four-level protection class methodology together with risk assessment, structural protection, equipotential bonding and surge protection design rules. The Electricity at Work Regulations 1989 (SI 1989/635) and the Building Regulations 2010 (Approved Document P) require electrical installations to be designed and maintained so as to prevent danger, including risks from lightning-induced fault.

Insurer surveyors and engineering inspectors will commonly request evidence of BS EN 62305 risk assessment and compliant lightning protection design for high-value, high-occupancy or operationally critical buildings. Failure to install or maintain compliant protection may engage policy warranties or exclusions, particularly for the electronic equipment cover. The London Market and specialist engineering insurers maintain capacity for technology and engineering exposures, and parametric lightning products (typically triggered by ATDnet-derived strike counts within a stated polygon) are available for niche revenue-sensitive operations such as broadcast, outdoor leisure and aviation handling.

Practical implications for UK businesses

Commercial occupiers — particularly those operating data centres, manufacturing facilities, broadcast or telecoms infrastructure, lift-equipped buildings and large refrigeration plant — should ensure that BS EN 62305 risk assessment and protection design has been undertaken at building level, that surge protection devices are installed at distribution boards and at critical equipment, and that records of inspection and maintenance are retained.

Brokers should align electronic equipment cover with the actual operational technology stack, taking care to address data reinstatement, contingent business interruption from supplier lightning incidents, and outdoor and rooftop equipment exposures. For revenue-sensitive operations correlated with thunderstorm activity, parametric lightning layers can provide complementary cover to indemnity wordings.

Example

During the July 2022 heatwave that included the 19 July 2022 Coningsby record of 40.3°C, multiple lightning ignition events were reported across southern England as the heatwave broke into convective thunderstorm activity. The London Fire Brigade and other fire and rescue services attended a notably high frequency of lightning-related incidents that week. The 2023 storm season similarly produced multiple property claims arising from lightning ignition and electronic equipment surge damage, illustrating the dual exposure pattern of direct strike and secondary surge across the modern UK building portfolio.
