Aipedia: Building services engineers
AI auto-routing can lay out ductwork, pipework and containment in BIM far faster than manual modelling, but the designer remains responsible for a coordinated, buildable and compliant layout. Clash and coordination failures are expensive on site, and collateral warranties can extend who can claim.

In short
MEP designers use AI and generative tools to route services, resolve clashes and size distribution in BIM. These tools optimise for rules, not for maintenance access, installation sequence, fire stopping or interfaces with other disciplines. Responsibility for coordination depends on the appointments and the BIM execution plan. Part 2A regulations 11J and 11K and CIBSE Code clause 4.2 apply. Coordination claims are usually treated as design negligence claims under PI, subject to the wording, and collateral warranties can give funders, purchasers and tenants rights to claim too.
Generative and AI-assisted tools route ductwork, pipework and cable containment through ceiling voids and risers, size branches, resolve clashes automatically, propose hanger and support positions and generate prefabrication drawings. Some suggest whole riser and plant room layouts from performance inputs. The speed is real, especially on repetitive floors.
The risk is that a model which looks fully coordinated on screen is treated as resolved. Automated routing works from the rules and information it is given. If the architectural or structural models are out of date, or the rules leave out access and installation needs, the tool can produce a clean, clash-free model of something that cannot be built or maintained. Reviewers then check fewer areas because the clash report is empty.
Illustrative scenario: an MEP consultant uses automated routing to coordinate services on a multi-storey residential scheme. The tool resolves clashes by dropping ductwork into a zone the architect later uses for a bulkhead, and routes pipework through structural zones not agreed with the structural engineer. On site, rework is needed on several floors. The contractor claims delay and rework costs, and the developer's funder, which holds a collateral warranty, later joins a claim when defects are found in fire stopping around the rerouted services.
Who is responsible for coordination depends on each appointment, the BIM execution plan and any lead designer role. Automated clash resolution does not move that responsibility to the software. Collateral warranties can give funders, purchasers and tenants direct rights against the designer, sometimes years later. Our guides to collateral warranties for consulting engineers and novation in design and build explain how these interact with PI.
Coordination and layout errors are usually treated as negligent design and fall within PI, subject to the wording. Warranties that impose duties beyond your appointment, or fitness for purpose terms, may not be fully covered, so wording should be checked before signing. Policy limits and aggregation also matter where one error repeats across many floors. Where AI routing is used to produce prefabrication drawings, a single rule error can be manufactured into many identical modules before anyone checks the first one on site, so the cost of rework can be far higher than for a traditional layout error. Notify your insurer promptly if a systematic error is found, even before a claim is made.

Apex arranges PI for building services engineers. A broker reviews your cover and how your policy treats AI-assisted BIM design and the warranties you are asked to give.
Responsibility follows the appointments and the BIM execution plan, not the software. If you are responsible for coordinating MEP services, automated clash resolution does not reduce that duty.
Maintenance access, installation sequence, fire stopping at penetrations, falls on drainage and interfaces with structure. These depend on judgement and on other disciplines' information, which tools often do not have.
They widen who can claim and for how long. A layout error repeated across a building can lead to claims by funders, purchasers or tenants with warranties, so warranty wording should be checked against your PI.
Usually as a design negligence claim, subject to the wording. Limits, aggregation clauses and any fitness for purpose terms in the appointment will affect how much is covered.
