Landlord insurance in Edinburgh

Reviewed by Apex Insurance Brokers · Published 15 July 2026

Edinburgh has one of the UK's most active rental markets and one of its most varied: long lets to students and professionals, listed flats in the New Town, and a large short-term and Festival letting scene now shaped by the city's short-term let licensing. That variety is where cover most often goes wrong.

Where the risks come from for Edinburgh landlords

The risk that catches Edinburgh owners out is not fire or water but the basis of cover. A flat insured as a standard buy-to-let, then let out for the Festival or through short-stay platforms, may find its policy simply does not respond, because the actual use was never the one insured.

An Edinburgh example

A New Town flat, insured on an ordinary buy-to-let policy, is let to short-stay guests over the Festival. A guest leaves a tap running and floods the flat below. The insurer declines, because the property was being used as a holiday let, a materially different risk from the assured tenancy on the schedule, and the owner meets the neighbour's damage themselves.

What landlord insurance covers

The lesson is that landlord cover only works when the letting basis on the policy matches what the property is actually doing, whether assured tenancy, HMO, or short-term and holiday let, each needs its own basis. On that footing, buildings, contents, property owners' liability and loss of rent all follow; off it, none of them may.

Placing it in Edinburgh with Apex

We start with how a property is really let, long, student, or short-stay, and place it on a basis that will actually pay, which matters more in Edinburgh than almost anywhere. Apex arranges the right cover through one broker and a wide market panel. Regulated by the FCA; broking since 2009.
