Why a Victorian stone terrace is not a standard rebuild

Harrogate grew up as a spa town, and it shows in the premises its businesses occupy: stone terraces, high ceilings, original frontages, and plenty of buildings sitting in conservation areas or carrying listed status. If you own or lease one of them, the number that matters most on your policy is the buildings sum insured — and it is not the market value, and it is almost never the figure a modern-build calculator spits out.

Reinstating stone elevations, lime mortar, timber sash windows and period rooflines costs substantially more per square metre than a brick-and-block equivalent, and a listed building can oblige you to rebuild like-for-like with matching materials and specialist trades rather than the cheapest compliant alternative. Conservation-area consent can slow repairs, which stretches the interruption too. If your sum insured was set years ago, or inherited from a previous tenant's schedule, an insurer can apply average after a loss and pay only a proportion of the claim. A proper rebuild valuation on a period property is one of the cheapest pieces of risk management a Harrogate business can buy.

Older stock brings older services with it. Escape of water from ageing plumbing is one of the most frequent and expensive commercial claims in Victorian buildings, and insurers increasingly ask about wiring, heating and flat-roof condition before quoting. Answer those questions accurately — a claim is the wrong time to discover a disclosure problem.

What happens when your income follows the events calendar?

Under the Employers' Liability (Compulsory Insurance) Act 1969, EL cover is a legal requirement once you employ staff, including most temporary and casual workers, and trading without it risks daily fines. Public liability, by contrast, is not required by law — but in practice a Harrogate venue, landlord or event organiser will usually demand it contractually before you set foot on site, often at £5m or £10m.

Trades and suppliers working the conference circuit

If you are a contractor — electrician, joiner, shopfitter, exhibition or events supplier — the local economy generates a particular kind of paperwork: short, repeated engagements at venues and hotels, each arriving with its own insurance requirements.
