If yours sits in a lower-lying spot, expect insurers to ask about it — and answer accurately, because flood history and postcode-level flood mapping directly affect your terms. The practical consequences to check on any quote are the flood excess (which can be dramatically higher than the standard excess), any sub-limits on flood damage, and whether business interruption responds to denial of access as well as physical damage to your own unit.

There are things a broker can genuinely negotiate here: recognising flood-resilience measures you have installed, restructuring excesses, or finding a market that will look at an individual risk rather than a postcode. What no one can do is fix a misdeclared flood history after a claim, so the conversation needs to happen up front.
